For Landlords - Guaranteed Rent and Property Management
What exactly is guaranteed rent?

Guaranteed rent means we agree a fixed monthly payment with you before we take on your property. We pay you that amount every month whether or not the property is occupied, and whether or not tenants pay us. The risk of voids and arrears sits with us, not you.
Will I get less than market rent?

Typically yes - the guaranteed rent we offer is slightly below open market rent, because you are exchanging the higher rate for certainty and freedom from management. Most landlords find this a fair trade when they factor in the time, stress, and costs of self-managing or using an agent.
Who pays for repairs and maintenance?

In most of our deals, we take responsibility for day-to-day maintenance and minor repairs. Major structural issues typically remain the landlord's responsibility. We will always be clear and transparent about this upfront before signing anything.
How long is the agreement?

Agreements are typically 3 to 5 years. The longer the term, the more certainty we can offer you on the monthly payment. Shorter arrangements may also be possible - we are flexible.
What if I decide I want to sell during the agreement?

We can discuss this. Depending on the agreement terms, there may be an exit clause. We are also potentially interested in purchasing properties ourselves. We will never hold you to terms that feel unfair.

Yes, absolutely. A lease arrangement or joint venture may suit you better than a sale. There is no pressure and no obligation.
What types of buildings are you interested in?

Primarily empty or underused commercial buildings in Greater Manchester - former pubs, offices, retail units, warehouses, social clubs. The key criteria are: it is in our target area, it has residential conversion potential, and the owner is open to a conversation.
Do you buy properties or only lease them?

Who I am

I am the founder of JCK Consulting Ltd, based in Greater Manchester. JCK Consulting offers two professional services - property consultancy and professional interpreting and translation.

I hold the Diploma in Public Service Interpreting (DPSI) and am a Member of the Chartered Institute of Linguists (MCIL). For over 15 years I have worked as a professional interpreter and translator across Czech, Slovak, and English - for the NHS, legal proceedings, schools, and Czech and Slovak consulates and embassies.

Alongside my interpreting practice, I am building JCK Consulting's property side - focused on landlord support and commercial conversion research across Rochdale, Oldham, and Bury.
